Dear Neighbor,

My name is George Newman, and I reside at the above address. I am hoping, with your help, to get approved a small change in zoning use for the property located at 637 Park Road. As you may know, several months ago a proposed condominium project consisting of 14 residential units was submitted to our Town Council but withdrawn due to significant opposition. I trust that you will view my proposal to be a more reasonable use of the property.

On January 25th at 6PM , the West Hartford Town Council will hold a public hearing on my proposed special development district (“SDD”) amendment to allow office use on all floors. Currently, the SDD allows office use on the first floor and residential use on the two upper floors. I am asking that the SDD be changed to allow office use on the second and third floors, as well.

The physical changes to the property will be as follows:

1. Add an elevator shaft and fire escape to the south side of the home to comply with the Americans with Disabilities Act and fire safety code, respectively.
2. Provide 26 parking spaces as required by the town behind the building (today there are 12 spaces and 14 spaces if the 2 in the garage are included).
3. Add an addition to the south side of the structure leaving the view from Park Road essentially unchanged.
4. Upgrade property including new roof, complete exterior repainting and additional landscaping.

The home will remain essentially unchanged in looks from the front or north side facing Park Road. Our architect has done what I believe to be a wonderful job in preserving the look of this beautiful home on all sides.
